Now it’s game time. You are ready to go find a great house.


4.1 Taking a Drive Helps Narrow the Search

Get to know the neighborhoods you are interested in. Drive around and get a feel for what it would be like to live in the area. You can go on your own or we can give you an initial tour. You can start getting a sense of the homes available in those neighborhoods. However, it is extremely important that you contact your agent before calling on any real estate sign or entering any new home construction community. Remember the Seller is being represented by their own agent. Any information that they gather from you they are obligated to share with their Sellers. Many conflicts can arise unnecessarily by not using your agent appropriately. That is his or her job to be there for you. Contact your agent and they can assist you or take you through those homes. If you would like, we can provide you with a list of homes available with your specifications and a detailed map book to aid you. We aren’t passing the buck, just cognizant that some folks like to get a feel for the areas on their own first. You mark the ones you want to see and we set up the private showings with us. Otherwise, we just help determine the homes that best suit your needs and set up a private showing with you. We want you to have control. Our job is to facilitate your needs and deliver seamless assistance.


4.2 Usually you will have 2 or 3 Homes You Love

Now you have to make a choice. It’s good to have options. Keep an open mind about all of your choices until you are actually under contract on one.


4.3 Time to Buy

Now we plan out the offer. Do we offer way under the asking price, at asking price, or even over asking price? It all depends on the state of the market and how great the house is. The laws of supply and demand hold true. Hopefully we have seen enough homes to know the true market value. You will know a bargain when you see it and you will know a way overpriced home as well. We will help guide you all the same. We make the offer and wait for acceptance, a counteroffer, or a simple rejection altogether. Acceptance is great and puts us on a path to closing which usually takes 30-45 days. A counter offer allows you to accept, reject, or initiate another offer all together. Rejection usually means we move on or you offer them a better offer.
